According to a Turizm Ajansı report dated 30 April 2026, research by Turizm Databank shows TRY 109.3 billion of investment planned for 220 four and five star hotel projects between 2026 and 2028. The report states the data is current as of 28 April 2026. The figures are given as reported; we have not independently verified the research itself.

Scale of the pipeline

According to the report, the planned projects represent about 36,000 rooms and 75,000 beds. This scale suggests a pipeline made up of many mid-sized and large properties rather than a handful of major projects.

Regional concentration

Antalya, Muğla, İzmir and Istanbul account for about 70 percent of the total budget. The distribution shows new investment gathering in established tourism markets. Because land access and zoning are constraining in these markets, operating hotels and assets that can be repositioned take on added importance.

Notes for investors

A plan is an intention and a timetable, not a guarantee of delivery. A pipeline does not create stock in the short term, but over the medium term it can shape competition and pricing expectations in the same market. The questions for an investor are how much new supply is expected in the target market, in which segment it is concentrated, and how the asset under review is positioned against it.
