Antalya and Muğla hotel markets: stock, occupancy and rate indicators
In this article

Antalya and Muğla are Türkiye's two largest resort hotel markets, and they are structured differently: Antalya stands out on volume and Muğla on rate level. The indicators below summarise the data we publish with sources on our investment page.

Stock

According to the Ministry of Culture and Tourism's provisional October 2025 data, Antalya has 1,144 operating-licensed facilities with 237,769 rooms and 87 investment-certified facilities with 17,357 rooms. Muğla has 760 operating-licensed facilities with 58,299 rooms and 73 investment-certified facilities with 6,991 rooms. The ratio of investment-certified facilities to licensed stock indicates the size of the pipeline relative to stock; the ratio is our calculation.

Visitors

According to a CNN Türk report of 6 October 2025, Antalya received 14,091,318 foreign visitors between January and September 2025, led by Russia with 3,306,606, Germany with 2,702,971 and the United Kingdom with 1,292,806. According to an İHA report of 19 January 2026, Muğla welcomed 3,461,311 visitors in 2025, a fall of 6 percent, with the United Kingdom at 1,455,592, about 42 percent.

Occupancy and rates

According to EY-Parthenon data of 11 December 2025, June 2025 occupancy was 84.35 percent in Antalya and 65.61 percent in Muğla. According to OteliniSat.com data, relayed from DHA on 27 May 2025, Antalya's average daily rate was USD 102 and revenue per available room USD 91; for Bodrum the figures were USD 590 and USD 402, with a luxury share of 61 percent.

Notes for investors

Antalya offers scale through high occupancy and a broad stock; Muğla and Bodrum stand apart on rate level and rely on a narrower source market. A large market does not by itself mean high returns, and a small one does not mean scarce opportunity. These indicators are a starting point for assessing an asset; valuation is done through an independent report.
