Market overview

Türkiye's five core hotel markets

Accommodation stock, development pipeline and price indicators across five core destinations. Stock size alone does not signal return; a smaller market can still hold strong opportunities for a selective investor.

  • Facility, room and investment-certified counts: Ministry of Culture and Tourism, October 2025 (provisional). Investment-certified facilities are at the investment or construction stage; not every project will be completed.
  • Average keys per facility and the pipeline ratio are our own calculations.
  • June 2025 occupancy: ministry-certified hotels, single month (EY-Parthenon). It does not represent annual occupancy.
  • ADR: OteliniSat.com report, US dollars. The Muğla figure refers to Bodrum. The report does not state its period for each region, so values should be read as an order of magnitude.

Destinations

Investment profile by destination

Scale and volume

Antalya

Türkiye's deepest hotel market. A stock concentrated in resort and all-inclusive properties gives investors seeking scale a wide choice.

Market indicators
  • Between January and September 2025 the province received 14,091,318 foreign visitors; the largest source markets were Russia (3,306,606), Germany (2,702,971) and the United Kingdom (1,292,806). Source: Ministry of Culture and Tourism.
  • Visitor numbers in the first half of 2025 were about 9% lower than in the same period of 2024 (EY-Parthenon).
  • ADR of 102 dollars and RevPAR of 91 dollars (OteliniSat).
Prominent assets
Resort and holiday properties, large all-inclusive operations, boutique hotels on the coast.
Investor notes
An average of 208 keys per facility means a high entry price and renovation budget. Returns turn on season length, tour operator contracts and operating cost.

Premium segment

Muğla

The Bodrum, Marmaris and Fethiye belt: fewer keys and a markedly higher ADR. A selective market in the boutique and luxury segments.

Market indicators
  • In 2025 the province received 3,461,311 foreign visitors, about 6% fewer than the year before. The United Kingdom made up 42% of the total (1,455,592), followed by Russia (400,391), Poland (299,739) and Germany (242,825) (İhlas News Agency).
  • In Bodrum, ADR of 590 dollars, RevPAR of 402 dollars and a 61% luxury guest share (OteliniSat).
  • June 2025 occupancy of 65.61%.
Prominent assets
Boutique and luxury hotels, mid-sized assets around marinas and bays.
Investor notes
A high ADR means a high entry price. Coastal and zoning constraints, the short season and dependence on a single source market all belong in the pricing.

Year-round demand

Istanbul

City hotels trade year-round on business, culture and short stays, so income is less seasonal. In return, competition and new supply are heavy.

Market indicators
  • June 2025 occupancy in ministry-certified hotels was 49.54% (EY-Parthenon); a single month does not reflect annual performance.
  • ADR of 134 dollars and RevPAR of 99.5 dollars (OteliniSat).
  • The pipeline holds 77 investment-certified facilities and 7,814 rooms (Ministry, October 2025).
Prominent assets
City hotels, boutique hotels within the historic fabric.
Investor notes
Sub-market sets the price: the historic peninsula, Beyoğlu, Şişli and the Asian side perform differently. A citywide average does not explain a single asset.

Rising supply

İzmir

The İzmir and Çeşme belt combines coastal hotels with boutique stays inside the historic fabric.

Market indicators
  • 627 licensed facilities and 24,556 rooms (Ministry, October 2025).
  • The pipeline of 5,210 rooms equals about 21% of existing stock, the highest ratio among the five regions and a sign that new supply is growing fast.
  • Region-specific occupancy and ADR data are published only sparingly.
Prominent assets
Coastal hotels, stone-house and boutique hotels.
Investor notes
Not every investment-certified project is completed, but the ratio is watched for future competition. Differences between Çeşme and Alaçatı and the city centre are large.

Experience and concept

Nevşehir (Cappadocia)

Hotels in Cappadocia are small and sell experience; income rests less on room count than on location, design and operator skill.

Market indicators
  • 401 licensed facilities and 8,710 rooms, an average of 22 keys per facility (Ministry, October 2025).
  • Visitor numbers in the first half of 2025 rose about 60% on the same period of 2024 (EY-Parthenon).
  • Region-specific occupancy and ADR data are published only sparingly.
Prominent assets
Boutique, cave and stone-built hotels; concept and experience-led assets.
Investor notes
At small scale, operating cost per key can stay high. Conservation status and the related board approvals directly affect what can be renovated or added.

Asset types

Income profile by asset type

Each accommodation type carries a different income structure, and the items that drive return change with it.

Boutique hotelFew keys, high ADR; location and brand identity carry the price.Direct booking share, review scores, dependence on the operator.

Opportunity types

Investment opportunities we assess

Operating hotels

Licensed, income-producing properties. The financial history can be read, and operational continuity is preserved through the transfer.

Repositioning

Hotels with a strong location but performance below potential. Value creation is pursued through renovation, rebranding or a change of operating model.

Development and under-construction projects

Investment-certified projects and hospitality plots with settled zoning. Tourism land is covered on a separate page.

Leased and management-contract assets

Hotels where the owner holds the property and hands operations to an operator, or works with a tenant.

Active opportunities are not listed publicly; in hotel sales, confidentiality protects operational continuity and staff.

Frequently asked questions

Why aren't opportunities listed publicly?

Confidentiality is the norm in hotel sales: operational continuity, staff and competitors are all affected. Asset details are therefore shared once your investment criteria are settled and a confidentiality agreement is signed.

Do regional averages show a hotel's return?

No. Regional indicators show the size and price level of the market; an asset's return comes from its own income and cost records, operating model and licence status.

I am investing for the first time; which region should I start with?

It depends on budget, operating model and the purpose of the investment. An investor looking for a large resort and one looking for a boutique asset with a high ADR will look at different regions. Share your criteria and we will settle the right region and scale together.

Can a foreign investor buy a hotel?

The general flow is set out in the foreign investor section of our hotel investment guide. Details are confirmed separately for each asset according to the buyer's status and current legislation.

Is there a guaranteed return?

No. Nothing on this page is a promise of returns or investment advice; every transaction should be reviewed by a qualified lawyer, accountant and valuer.
